KG only signs contracts with investors who have the equity and/or borrowed funds required for the investment at their disposal or who have binding commitments. 

1.2 Seller
LB 7 Real Estate GmbH & Co. KG is a company established specifically for the development of the present project with proven expertise in the development of high-yield properties as a sustainable investment.

The contract offers the purchase of a partial property within the meaning of the German Residential Property Act (WoEigG). With the purchase, the investor concludes a lease contract with the operating company YUMA Service GmbH. There is no need to commission a rental agent, as this function is performed by the lessee.

The value of a residential space and property as well as the investment is determined to a great extent by its location. Here we need to distinguish between active areas (where more people move to the district) and passive areas (where more people leave the district). At the same time, we must distinguish between the so-called macro-location (city where the investment is located) and the so-called micro-location (district/area where the property is located).

3.1 Our Location
YUMA Apartments are located in Berliner Straße 7 a + b, in Leipzig’s Zentrum-Nord district. This location is very close to the city centre. 4.1 Lease contract
The operator/lessee provides the furnishings and is in charge of lease management including minor repairs in the apartments as well as all energy and other costs necessary for their operation. The purchasers/lessors do not have to prepare a service charge statement. The purchasers/lessors only pay property tax for the real property as well as insurance for the property, in addition to a maintenance reserve of €0.11/m2.
